Embark on a journey through the lens of the HIKMICRO M10 thermal camera and witness firsthand the ingenuity of Dan Haynes from Dynamic Services in Rockhampton as he orchestrates a comprehensive drying solution to combat water damage caused by a burst flexi pipe.

As with every restoration job, this 4 bedroom house, boasting glued-down vinyl flooring and carpeted bedrooms, presented it’s own unique set of challenges. The Rockhampton climate, notorious for its high humidity levels even on dry days, played an important factor in how Dan created his drying solution. Water seepage beneath the vinyl flooring, reaching depths of 30 to 50 millimetres, compounded the complexity of the restoration task at hand.

One of the primary hurdles Dan encountered was the impacts of the conditions of the rental property. When creating a drying solution, Dan had to factor in that contents were not covered, and the removal of furniture would not occur. On initial inspection, the property's carpets, showed signs that love, and care was not as prevalent. Despite swift action on Dan's part, the carpets retained a lingering odour by the time restoration authority was granted on the third day post-water event. To ensure a thorough restoration, the decision was made to remove the affected carpets.

Amidst the challenges, Dan leveraged several advantages to navigate the restoration process effectively. With the water loss categorized as clean, Dan capitalized on Drymatic skirting mats to strategically place them behind and around furniture, optimizing drying efficiency without necessitating furniture removal. “It was really good using Drymatic mats, I could slip them in behind furniture without moving it too far away from the wall. I could slip the skirting mat down behind it and still do my job. That’s a real bonus, particularly when most of the time I’m either a 1 or 2 man and I don’t have the ability to move a whole house of furniture out.”  The seamless setup, accomplished within a few hours by a lone technician, underscored the versatility and user-friendly nature of Drymatic equipment.

Dan's arsenal of drying equipment included a meticulous combination of Drymatic skirting mats, boost bars, air movers, and dehumidifiers. Injection drying and heat drying techniques were deployed strategically to address heavily saturated areas while conventionally drying less affected regions. The versatility and speed of installation afforded by Drymatic equipment were instrumental in achieving optimal results. Upon reflection Dan expressed his views on combination drying “I think it’s critical that combination be used (of drying equipment) to achieve a better a result. The most wet materials, we put more energy into those and conventionally dry the areas that aren’t so wet.”

As Dan expressed there is so much variety in the situations that present themselves when working in the restoration industry and no one job every the same, a sentiment echoed throughout his restoration journey. John McDonald - Fix-It Industries

We're thrilled to announce the winner of April's Photo Job of the Month: John McDonald from Fix It Industries. John's exceptional work exemplifies the dedication and expertise we value in our Drymatic Owners Group community.

John was engaged to address a burst braided hose on the top floor of a property, which caused flooding that extended to the bottom floor. Due to the swift action of the homeowner in turning off the water, this mitigated the extent of the damage that might have occurred in this scenario. With some pre-existing damage and leaks to the bottom level and floor, the focus remained on the top floor. With cupping occurring to the ironbark floorboard on particle, the task at hand was to return the floorboards to their pre-existing state.

John's initial strategy focused on targeted drying from underneath the second level, utilizing a Drymatic Boost Bar with a 12-port adaptor to dry the insulation and subfloor. Upstairs, he employed a combination of Sahara fans, dehumidifiers, and axial fans to dry the walls. Once the homeowner vacated the property, this provided the opportunity to carry out a more intensive drying approach. With the implementation of a HeyWall containment system separating the lounge room from the affect kitchen and dining area, John was able to remove the high-end timber furniture and protect outside the containment zone. Additional equipment added included Sahara fans into Drymatic Boost Bars and the use of Drymatic mats on the floorboards. He also was then able to drill holes into the kick boards and allow the heat and airflow under the kitchen cabinetry to ensure no area was left affected. A Drymatic II was introduced to control the atmosphere and exhaust wet air from the contained area.

Navigating pre-existing water leaks and ensuring the safety of the elderly homeowner presented significant challenges. Minimal initial drying was conducted to prioritize the homeowner's safety, requiring subsequent full drying efforts once alternate accommodation was secured. Additionally, pre-existing issues with the downstairs blackbutt timber floor necessitated less focus on this area.

The property's dual living setup streamlined the restoration process and allowed for reports and mud maps of both levels to be simplified as both levels had a carbon copy layout. John's meticulous approach yielded success on the top floor, with slight cupping flattening out post-drying. Both the builder and homeowner were delighted with the outcome, underscoring the importance of John's expertise and professionalism.
